Driven-Pier-Foundation-Repair

Deep Driven Piers

Spartan Ram Jack’s driven pile system is used to provide foundation support for various types of structures. Our driven pile is a steel shaft made from 100% American made steel. Each driven pile is thrust deep into the soil using powerful hydraulics to reach load-bearing strata. The number of piles and the depth of each pile is a crucial aspect of any foundation repair. Many foundation repair contractors do not install the correct number of piles or drive piles deep enough to provide a long-lasting repair.

Beware! Improper pile placement and pile depth can leave your home vulnerable to future settlement and recurring damage. Our Spartan Ram Jack technicians and consultants are trained to evaluate, diagnose, and install our driven pile system to stop damaging settlement permanently.

Corrosion-Resistant & Environmentally Friendly

Our piles are manufactured from American-mined, high-strength carbon steel and are coated with an eco-friendly polyethylene copolymer-based thermoplastic powder coating for corrosion protection. This process provides long-lasting protection without leaching dangerous chemicals into the soil. We back it with a transferrable life of structure warranty.

Driven piles can be used for:

  • Residential foundation repair

  • Commercial foundation repair

  • Other remedial projects

Minimal Landscape Disturbance, Quick Install Time, Patented Spartan Ram Jack System, Environmentally Friendly

Helical-Pier-Foundation-Repair

Helical Piers

Spartan Ram Jack’s patented helical pile system is engineered to provide foundation support for numerous residential and commercial applications. Each helical pile is twisted deep into the soil with powerful hydraulics to provide massive support. Our helical pile is a 100% American made steel shaft designed with round helical discs allowing the piles to lock up in load-bearing soil. Spartan Ram Jack’s Helical piles are ideal applications for residential and commercial foundation repair projects, including pre-construction applications.

Given their ease of installation and powerful load-bearing capacities, Spartan Ram Jack’s helical piles can be utilized in a variety of ways to achieve foundation repair success no matter how unique the project. They can also provide a quick, affordable option for lightly loaded projects like porches, slabs and more. In some applications, helical piles can be used to reduce the cost of foundation repair.

Helical piles are ideal for:

  • Residential and Commercial foundation repair

  • Basement wall, retaining wall, and shore tie backs

  • Porches - Helical piers offer a variety of uses and are ideal in lightweight applications such as porches.

  • Interior Slab Support - After installing helical anchors through the slab, the floor is raised mechanically and supported on firm load-bearing strata.

  • Wall Tie Backs - Commonly used in the repair of retaining walls and basement walls, helical tiebacks offer a clean easy installation.

  • New Construction - These helical anchors are installed prior to construction to prevent downward settlement before it starts.

  • New Construction Swimming Pools

helical-support-column

Helical Support Column

In some cases the parameter foundation is solid but the internal support structure has failed.  You might see floors slanting to the center of the house.  The Spartan Ram Jack Helical support column is the most common solution to this type of foundation Problem.

We will remove a section of the concrete floor to install helical pile. We will then install a new adjustable steel column which will bear directly on top of the helical pier. Afterwards we will pour concrete over the base of the column to match the floor level. A standard helical depth is up to 21ft.

Ram Jack’s patented helical pile system is engineered to provide foundation support for numerous residential and commercial applications. Each helical pile is twisted deep into the soil with powerful hydraulics to provide massive support. They are ICC and 1143 Certified, a requirement for most commercial installations. Each Pier has an ultimate capacity of 67,400 pounds and a working capacity of 33,700 pounds. Our helical pile is a 100% American made steel shaft designed with round helical discs allowing the piles to lock up in load bearing soil. Our warranties are backed by a national warranty trust for the life of the structure.

WALL REALIGNMENT WITH STABILIZATION WITH EXTERNAL EXCAVATION

A steel beam is installed vertically on the wall connected to the floor joists above and the concrete slab below. These connections, if done properly, transfer the lateral load of the wall to the webbing of the sub-floor above and the concrete floor at the bottom.

This process requires excavation of the earth pushing on the wall. The home is then lifted slightly to allow us to restore the wall to an acceptable position. After the restoration, the home is then gently set back on the wall.

Permanent restraints to strengthen the wall are left in place to ensure the problem never occurs again. The outside area is also treated to reduce the hydraulic pressure it can apply to the wall. To achieve this, gravel is filled into 30% of the backfill height before existing soil is replaced and finally code required waterproofing is applied.

Wall Realignment

egress-windows

Egress Windows

Egress windows are large openings that offer a secondary exit in case of an emergency. They can also add more natural light and make your basement feel more inviting. Finished basements are a wonderful way to add extra living space to your home. Basement bedrooms and living spaces are required to have egress windows. The International Residential Housing Code requires at least two exits in every basement bedroom and living room and the secondary escape route must meet several requirements, including a minimum height and width? You can’t enclose a regular foundation window in a basement bedroom and call it “good enough."

An egress window can add substantial value to your home and allows you to legally market a basement space as a bedroom. ... Egress windows are also one of the few projects in which you can typically recover more than the cost, in resale value.

At Spartan Ram Jack, we know there’s a lot more to egress window installation than just cutting the foundation and installing an appropriately sized window. It is also crucial to install adequate drainage around the new egress to avoid damage to your foundation.

If you are considering finishing your basement, give Spartan Ram Jack a call! We can discuss your plans and let you know what is needed to meet code requirements. If you’ve already remodeled but didn’t know you needed egress windows, we can help you make your new basement a safe place to be.

Wall Bracing

As the weather changes throughout the year, water or moisture trapped in the cracks will freeze and cause even more damage. The frozen water expands, which will cause the size of cracks to stretch and even break. Installing a brace to hold your foundation in place will help when repairing and waterproofing your basement.

Spartan Ram Jack offers multiple solutions depending on the root cause of the problem.  They include:

Vertical Wall Restraints are the most common engineered repair for bowing or leaning walls. A steel beam or tube is installed vertically on the wall connected to the floor joists above and the concrete slab below. These connections, if done properly, transfer the lateral load of the wall to the webbing of the sub-floor above and the concrete floor at the bottom.

Carbon fiber straps combine the technologies of high strength carbon and Kevlar in a woven mesh to provide tensile reinforcement to existing walls (essentially improving the strength of a wall as if it had more steel in it).

Commonly referred to as a "dead man" anchor, this system uses bearing plates or a concrete trench to resist wall movement. An anchor plate is secured to the inside face of the wall. A rod is driven out into the soil to a specified distance and connected to a plate or concrete, which in turn pulls on the wall to help hold it up.

Similar to a Helical Pier, this system is installed to a specific torque and depth to achieve a pre-designed capacity. Minimal to no excavation required outside of the wall to be repaired. We commonly use these on commercial sites due to the larger walls and or loads, but seldom find them cost effective on residential projects.
